Acheson Commercial Corner is a 37-acre commercial, retail, and sports destination site located in the Acheson Business Park, west Edmonton. Located at the intersection of two major highways, over 90,000 vehicles pass by the site each day. The site is 25 minutes from downtown Edmonton, and is a 5 minute drive from the Edmonton ring road. The development plan for this site has two primary audiences: (1) destination site, and (2) servicing the Acheson Business Park.
Work done to date:
  • completed site grading and servicing
  • construction of 80,000 sqft of CRU
  • development permit for hotel
  • negotiated leases with 4 active tenants
  • pre-leases signed for Esso gas station/convenience store, tire shop, and car and truck wash
  • concept plan for gas station/service station
  • pre-construction work on Everest Centre, negotiation of head lease with sports operator

  • Destination Site
    The developer, Everest Development Group, has planned two main destination venues for the Acheson Commercial Corner site, with additional possibilities for future venues. The Acheson Commercial Corner site will have approximately 25% of the land occupied by the Everest Centre, a 170,000 sqft indoor sports centre with 24,000 sqft of CRU space. Once complete (target: early 2018), the Everest Centre will draw 13,000 - 17,000 visitors to the site per week. In addition to the Everest Centre, Everest has signed a lease with The Jump Joint, a 20,000 sqft indoor trampoline park will be opening on Fall 2017 which is expected to bring 9,000 - 12,000 jumpers per month to the site, with lots of family traffic. Future destination concepts for the site include indoor ice rinks and additional indoor dry-land sports venues such as dedicated court space.
    Servicing the Acheson Business Park
    The Acheson Business Park is home to over 10,000 workers and is the second-largest business park in Alberta. It currently lacks appropriate services relative to its size. Everest signed leases with Subway Restaurants, Codfadders Fish and Chips, and Acheson Liquor Store (all three opening May 2017). Future services include a 140-room hotel, Husky gas station, car and truck wash, lube shop, and additional light industrial space.
    Size Outline
    The soccer ball represents the area where the Everest Centre will be located, with a stormwater pond at the north-west corner. The north-east corner (green star) is the retail hub, where the restaurants, hotel, gas station & service centre, and car and truck wash will be located. The south-east area is where The Jump Joint and future CRU will be located. The red area is reserved for future athletic development, which may include indoor ice sheets or additional indoor dry-land space. Link to video rendering of the completed development: click here.
